Community Info

 

Welcome to the neighborhood and the Wildwood Homeowners Association!

The Wildwood Homeowners Association is managed by a board of directors consisting of unpaid volunteer members of the Association who handle all the tasks of our organization. Thanks to volunteers, we are able to keep our fees lower than most other HOAs in Boulder.  We encourage all members of the Association to attend the regularly scheduled meetings and take a turn as a board member or officer.

 

Governance

The Association is governed by its ByLaws and Declarations. The Directors and Officers handle day-to-day operations. If you did not receive a copy of the Governing Documents as part of your purchase process, please request a copy from the Secretary. Quarterly Dues

On approximately the 1st day of each quarter, our bookkeeper emails an invoice to each unit owner. The invoice is for association dues (currently $300 per quarter.) Pament is due by the last day of the first month of the quarter (Jan 31, April 30, Jul 31, Oct 31) and carries a late fee of $10 if not received within 5 working days after the due date. Payment can be made either via Zelle - to treasurer@wildwoodboulder.org, or via check made out to the Wildwood Homeowners Association and sent via USPS to 4119 Riverside Avenue, Boulder, CO 80304

Common Area

The common area park is a wonderful venue for small gatherings. A pergola/patio located in the middle of the park has picnic tables and a ping pong table for the use of our members and their guests. No calendar of events is kept but if you plan a gathering of more than 15 people, please clear your event with a Board Member.  Please be considerate of the close proximity of neighbors by keeping noise down prior to 9am and ending all gatherings by 9pm (or moving them indoors into your house.)

 

Landscaping

The landscape chair oversees the maintenance and upkeep of the common area, including irrigation, mowing, tree trimming and planting, and debris removal. The landscape chair manages all relationships with contractors and community entities.

We encourage all members’ input and participation. If you have ideas for how to improve our shared grounds, beyond the scope of the managed care company, please reach out to the landscape chair at landscape@wildwoodboulder.org. Community volunteers work on many projects, from nettle removal to grass reseeding. 

 

Insurance

The insurance provided by the HOA is limited to the common area. Owners are required to maintain insurance coverage for the the full replacement value of  the home and/or garage located on the owner's  lot.

 

Garbage

Each homeowner is responsible for contacting Western Disposal and setting up an account for the weekly collection of garbage, recycling, and compost. Currently, our garbage pick up day is Tuesday. The collection of recycling and compost alternate ever other Tuesday. Please see schedule below:

You have a choice of large bins, small bins, or prepaid bags for trash. Prepaid bags are purchased through Western Disposal and are not economical unless you put out only 1 bag of trash per month or less. In addition to filling your compost bin, you may bundle (tie up) 3 stacks of limbs that are no larger than 6” in diameter and 6’ in length and put them out for pickup on compost day.  The bundle must be no larger than 3’ wide and 3’ high. You may place an unlimited number of compostable bags out for pickup without additional charge.   You also have a choice of an additional recycling bin for a modest fee per billing cycle.  All changes in trash bin choice must be made directly through Western Disposal. Additional trash, unbundled limbs, or piles of compost will be picked up, but Western will charge additional fees.  

Bins must be removed from street after collection and stored out of street view.

While not required east of Broadway, Wildwood members are encouraged to consider a bear resistant garbage and/or compost bin, available for a small additional fee, to protect wildlife. Bears do frequent our neighborhood and have toppled/opened the bins.

 

Association Meetings

In the spring and fall the HOA holds an Association Meeting at the pergola/patio in our common area. Members meet to discuss the happenings in the neighborhood, to elect directors, and to discuss the Association’s financial reports and budget. We share a pizza lunch together, and it is an opportunity to gather as neighbors to discuss shared interests and concerns regarding our Wildwood community. You will receive a notice about the meetings via email and US mail. You are not required to attend, however, your attendance is important—-and we encourage your participation. 

 

Architectural Committee

If you plan to make any renovations to your home or landscape, including painting your home, you must first submit written plans to an Architectural Committee member and may not proceed with your project until the Committee gives written approval of your plans. Please email: architecture@wildwoodboulder.org

 Parking

Parking is not allowed along the section of Riverside Avenue that parallels Broadway, nor along the south side of the rest of Riverside Avenue. The parking lot at the curve of Riverside is reserved primarily for those residents who live along the stretch parallel to Broadway. Also, please do not park on sidewalks and be mindful not to park in front of the fire hydrants.

 

Rentals

Contact List

The Association maintains a contact list and updates it annually. New members are requested to provide the following information for inclusion in the contact list: (1) Names of all owners and residents, including tenants; and, (2) Phone numbers and email addresses for adult owners and tenants. At a minimum, please provide the owner name(s), owner address(es) and email address(es). Please email updated information to the Secretary at info@wildwood.org

 

Volunteer Community Service

The Association’s dues are very low relative to other local HOAs thanks to its own members volunteering to serve as board members, officers, and committee members. All members are encouraged (and expected) to serve at some point during their ownership of an Association unit. If each unit carries one board or committee seat one year out of four (on average), we can continue to enjoy the low dues allowed by our current governance model.

 

Neighborliness

The units of the Association exist in very close proximity to each other. Please be a good neighbor by being mindful of the noise emanating from your unit and by picking up after your animals to reduce odor. Also, please keep your home and landscape in good repair and appearance. Our Bylaws have provisions allowing the board to address issues including noise, odors, property appearance, and other problems. So, if the Board receives complaints, expect contact from a board member.

 

General Association Ethos

The Association has been very successful in addressing community issues by not being an enforcer of strict rules but by engaging in frank communication when issues arise. Some rules in the ByLaws and Declarations may not have been strictly enforced because no one has complained. However, the failure to enforce the rules does not waive the Board’s right to enforce them if a complaint is lodged. That said, the Association strives for peaceful co-existence of the community.
